High streets in Kraków

Monitoring of the main shopping streets in Kraków, conducted by Colliers every six months, usually shows that changes occurring in this market segment are marginal. However, this time an event worth noting is the opening of Biedronka store in the delicatessen formula, situated at Rynek Główny. This confirms the trend of a dynamic expansion of the food sector in downtown locations, observed by our experts also in other major cities. In the last six months, apart from the new location of Biedronka, the very centre Kraków saw the opening of a new Starbucks cafe and the closing of a Douglas perfumery, which will be replaced by a Mountain Warehouse store at Floriańska street.

The main shopping streets in Kraków are still dominated by the gastronomy sector (restaurants, cafes  and bars), souvenir shops for tourists as well as currency exchange points. Tenant rotation is low and so is the level of vacancies, which accounts for 7% of the number of stores. The former department store Krakus, situated in the neighbourhood of Rynek Główny, is the largest unoccupied commercial space in the exact centre of Kraków.

The fashion sector is represented on the high streets in Kraków only symbolically – by several stores of an international and Polish retail chains such as Zara, Tatuum and Promod as well as just over ten local boutiques with clothes and accessories. Except a dozen or so stores in DH Pasaż 13 and Galeria Krakowska the centre of Kraków visibly lacks the premium sector offer.

 

Among the most interesting commercial units located on the high streets in Kraków include the Harley-Davidson accessory store and Hard Rock Cafe at Mariacki Square, as well as Michal Negrin boutique and Manufaktura Czekolady at Floriańska street.
